Property Evaluations
Know the actual condition of your roof.
A careful review of your roof and relevant exterior areas — with findings explained in plain language, so you can decide what comes next with confidence.

Who It's For
For homeowners who want facts before decisions.
An evaluation is the right starting point whenever the condition of your roof is a question mark. Common reasons homeowners request one:
- A recent hail or wind storm passed through your area
- Your roof is aging and you want an honest read on remaining life
- You noticed a leak, staining, or missing or lifted shingles
- You are planning a replacement and want a professional baseline
- You are buying or preparing to sell a home
- You want documentation of visible conditions before deciding on a claim
The evaluation is no-cost and no-pressure. It is a review, not a commitment — you will understand what we observed before anyone talks about work.
What We Review
A systematic look at safely accessible areas.
Every evaluation reviews the roof and relevant exterior areas that can be reached safely, with attention to the components where problems most often begin:
- Roofing surface and visible shingle or panel conditions
- Penetrations, vents, and flashings
- Valleys, edges, and transitions
- Drainage and gutters, where relevant
- Fascia, soffit, and other visible exterior areas related to the roof
- Attic or interior areas only when applicable, and only with your authorization
We review what can be observed safely. We do not access unsafe roof areas, and we never speculate about conditions that cannot be seen.
How to Prepare
A little preparation makes the visit more useful.
You do not need to be present for the entire visit, but being available at the start or end helps us understand your concerns and walk you through what we find. A few things help the evaluation go smoothly:
- Note any known concerns — leak locations, stains, or areas you have watched
- Make sure gates and access points are unlocked, or let us know how to access them
- Secure pets indoors or away from the work area
- Gather any paperwork you want reviewed — prior estimates, insurance documents, or measurement reports
- Clear vehicles from the driveway if roof access will be needed nearby
- Plan for roughly an hour, depending on the property
If you cannot be present, let us know when you schedule. We can review the safely accessible exterior and discuss findings with you afterward.
Documentation
Organized records of what was actually observed.
When visible damage or a relevant condition is found, it is documented as we go. Depending on the property, documentation may include:
- Photographs organized by area, reviewed with you afterward
- Measurements, or third-party measurement reports when a project calls for them
- Notes on visible conditions and the components involved
- Insurance paperwork you voluntarily provide for context
Documentation reflects what is visible at the time of the visit. It is shared with you and reviewed together — never used to pressure a decision.
During the Visit
Structured, respectful, and unhurried.
The visit follows a consistent sequence so nothing is missed and your time is respected:
Conversation first.
We start with what you noticed — leaks, storms, aging, or plans — so the review addresses your actual concerns.
Exterior review.
We review the roof and relevant exterior areas that can be reached safely, documenting visible conditions by area.
Interior or attic areas, only when applicable.
With your authorization, we may review attic or interior areas when a concern calls for it.
Initial impressions before we leave.
You will hear what we observed while we are on site — not days later in a follow-up call.

After the Visit
Findings in plain language. The decision stays with you.
After the evaluation, we review the findings with you in plain language — including photographs where applicable — and outline the paths that make sense for your property:
- No immediate work — with an honest explanation of why
- Monitoring specific conditions over time
- Maintenance or targeted repair
- Replacement planning with system and material guidance
- Storm-restoration planning after hail or wind
- Your choice about whether to file an insurance claim
Some evaluations end with good news and no work at all. When work is appropriate, you will understand why — and what it involves — before you decide anything.
Keep in Mind
An evaluation is a review, not a commitment.
LUREON does not promise damage, a report in every situation, insurance coverage, claim approval, or replacement. Whether to file an insurance claim is always your decision, and your carrier — not LUREON — determines coverage. LUREON does not act as a public adjuster.
What we provide is a careful review of safely accessible areas, organized documentation of what was observed, and an honest explanation of your options. The evaluation is no-cost and no-pressure; you will not be asked to commit to anything.
Common Questions
What homeowners usually ask.
Do I need to be home for the evaluation?
It helps to be available at the start or end so we can understand your concerns and review findings with you, but it is not required. Let us know when you schedule and we can review the safely accessible exterior and discuss findings afterward.
How long does a property evaluation take?
Most evaluations take roughly an hour, depending on the size and accessibility of the property and the concerns involved.
Will you get on my roof?
We review roof areas that can be reached safely. We do not access unsafe or unsafe-to-walk areas, and we never speculate about conditions that cannot be observed.
Does an evaluation mean I should file an insurance claim?
Not necessarily. Whether to file a claim is entirely your decision, and your carrier determines coverage. We document visible conditions and explain your options so you can decide with accurate information.
What if you find nothing wrong?
Then you will hear that, plainly. Some evaluations confirm a roof is performing well or simply needs monitoring. An honest finding of no immediate work is a good outcome.
Is the evaluation really free?
Yes. The evaluation is no-cost and no-pressure. It is how we believe a roofing relationship should begin — with facts, not a sales pitch.
